How it works
What to Expect
A home inspection shouldn't be a mystery. Here's exactly how it works, from booking to report in hand.
Price it and pick your date
Price your inspection with the instant estimator, then call or text to lock in the date. You'll get a confirmation with the date, time, and everything you need to know before inspection day. Under contract? Get in touch early. Your inspection contingency window is shorter than you think.
The on-site inspection
We arrive on time and work the home top to bottom for roughly 2.5 to 3.5 hours: roof, attic, every accessible space, every major system. Thermal imaging and moisture detection run as standard. You're welcome for all of it, or just the end.
Your walkthrough
Before leaving, we walk you through every significant finding in person: what it is, why it matters, and how urgent it actually is. No alarmism, no downplaying. This is the part clients say is worth the price by itself. Bring every question you have.
Your report, within 24 hours
Your detailed, photo-rich report arrives within 24 hours. It's written in plain language and organized so your agent and attorney can act on it immediately. Your inspection report is your negotiating tool.
Should you attend?
Yes, if you can. You'll learn more about the house in three hours than most owners learn in three years: where the shutoffs are, how the systems work, what needs attention now versus someday. If you can't attend the whole inspection, come for the walkthrough at the end. And if you can't make it at all, the report and a follow-up call cover everything.
